When Should You Replace Your Furnace? 7 Signs It's Time

Most Maine homeowners don't think about their furnace until it stops working at 2 AM in January. By then, you're paying emergency rates and possibly facing a situation where a repair isn't even possible. Knowing the signs that your furnace is approaching end-of-life — before it fails — puts you in the driver's seat.

How Long Should a Furnace Last?

Furnace service life varies with the model, installation, maintenance, operating conditions, and parts availability. Check the equipment label and manufacturer documentation, then assess its current condition rather than relying on a generic age range.

If you don't know your furnace's age, check the data plate on the unit — it lists the manufacture date. You can also look up the serial number on the manufacturer's website. Many have a date code embedded in the serial number.

Sign 1: Age and Condition Are Raising Concerns

Age alone is not a reason to replace a functioning furnace, but wear, repair history, combustion safety, and parts availability should influence major repair decisions.

AFUE is an educational measure of how much fuel energy becomes useful heat. Compare the ratings of the exact existing and proposed models, while recognizing that actual fuel use also depends on the home, weather, sizing, and controls.

Sign 2: Heating Bills Are Climbing Without Explanation

If heating use rises without an obvious change in weather, rates, or household habits, schedule an assessment. Duct leakage, controls, building-envelope conditions, and equipment faults can all contribute.

Common causes of efficiency loss in aging furnaces: heat exchanger degradation, failed or worn burners, dirty blower wheels, and worn motor bearings that increase electrical consumption. Some of these are fixable. Others are not — or the fix costs more than the furnace is worth.

Sign 3: You've Had Multiple Repairs in the Last Three Years

Repeated or cascading failures—such as heat-exchanger, control-board, or inducer-motor problems—justify comparing repair history, safety, parts availability, and written repair and replacement estimates.

Do not rely on a fixed repair-versus-replacement percentage. Compare written estimates along with safety, reliability, efficiency, parts availability, and how long you expect to remain in the home.

Sign 4: Uneven Heating — Some Rooms Too Hot, Others Too Cold

A well-functioning furnace distributes heat evenly throughout the home. If some rooms are comfortable while others are always cold, the furnace may no longer be able to maintain adequate airflow and temperature throughout the system. Other causes (duct leaks, blocked vents) are worth ruling out first, but consistent uneven heating in an older home with an aging furnace is a red flag.

Sign 5: A Cracked Heat Exchanger — Replace Immediately

A cracked heat exchanger is a carbon monoxide emergency. If a technician identifies a cracked heat exchanger, do not run the furnace. The heat exchanger separates combustion gases from the air circulating through your home — a crack allows CO to mix with your breathing air.

A damaged heat exchanger is a serious safety issue. Stop using the equipment, follow emergency guidance for possible carbon monoxide, and obtain repair and replacement estimates from a qualified professional. Review written manufacturer warranty terms for any proposed equipment.

Sign 6: Loud or Unusual Noises

Some furnace noise is normal. A brief rush of air when it starts, the click of the igniter, the hum of the blower motor. But these sounds are not normal:

  • Banging or popping on startup — usually delayed ignition, a safety concern
  • Grinding or metal-on-metal — worn blower motor bearings
  • High-pitched squealing — belt or bearing failure
  • Rattling when running — loose panels, cracked heat exchanger, or failing motor mount

Individual noise-causing components can often be repaired. But in an older furnace, these sounds often indicate the beginning of a broader cascade of failures.

Sign 7: The System Short-Cycles Constantly

Short-cycling means your furnace turns on, runs briefly, then shuts off before reaching the thermostat setpoint — and immediately restarts. This is hard on the system and usually indicates: an oversized furnace, a dirty filter restricting airflow, a failing heat exchanger (safety shutoff triggering), or a faulty limit switch or control board. In an older system, short-cycling often signals that the unit has multiple problems, not just one.
